Construction has begun on this year’s street improvement project!
Geislinger & Sons from Watkins, MN is the Contractor for this project. All work is scheduled to be complete by early November. The project consists of three (3) project areas as shown on the project map and described below:
- Project Area 1
- 2nd Avenue SE (S. Kennedy Street to Alabama Street)
- Balsam Street S (TH 95 to 2nd Avenue SE)
- Balsam Street N (TH 95 to 400' N of 3rd Avenue NE)
- 3rd Avenue NE (Opportunity Blvd to Balsam Street)
- Nixon Street S (TH 95 to 2nd Avenue SE)
- S. Kennedy Street. (2nd Avenue SE to Willow Wood Dr.)
- Willow Wood Dr. (S. Kennedy Street. to 2nd Avenue SE)
- 3rd Avenue NE (Balsam Street N to Alabama Street N)
- Flanders Street N (TH 95 to 3rd Avenue NE)
- Opportunity Blvd. Trail (2nd Avenue SE to 3rd Avenue NE)
- Project Area 2:
- 10th Avenue SE (Iris Ct to Opportunity Blvd)
- Marigold Dr S (10th Avenue SE to Opportunity Blvd)
- Iris Court (Joes Lake Rd to CDS)
- Lincoln Court (10th Avenue SE to CDS)
- Project Area 3:
- S Dellwood Street (11th Avenue SW to 18th Avenue SW)
- 7th Avenue SW (Dellwood to Main)
- 8th Avenue SW (Dellwood to Main)
- 10th Avenue SW (Dellwood to Main)
- Cypress Street S (6th Avenue SW to 11th Avenue SW)
- Birch Street S (6th Avenue SW to 11th Avenue SW)
- Ashland Street S (6th Avenue SW to 11th Avenue SW)
The improvements include the following:
- Replacing the existing pavement and concrete curb.
- Reconstructing Dellwood SW to remove islands and replace sidewalk and bike trail along Dellwood Street.
- Replacing sanitary sewer, water main and storm sewer on 2nd Avenue SE
- Relocating and installing some streetlights for a uniform system.
- New bike trails between 4th Lane SW and 2nd Avenue SE and from TH 95 to 2nd Ave NE along Opportunity Blvd.
Current and Planned Work
Phase 1 Area (Kennedy St, Willow Wood Dr. & 2nd Ave SE, Kennedy St to Nixon St S.):
- Week of July 13th –
- Installation of new sanitary sewer continues in 2nd Ave SE towards Willow Wood Drive.
- Streets will be open to resident traffic with short-term closures when work is in front of the home. Watch for notices and field staff notifications.
Phase 2 Area (10th Ave SE, Marigold Dr. S., Iris Court, and Lincoln Court):
- Week of July 13th –
- Spot curb replacement and spot sewer repairs will be completed
- Streets will remain open to traffic during this work
- New pavement placement anticipated in mid-late July
Phase 3 Area (Dellwood Street and Mill & Overlay Area):
- Week of July 13th –
- Installation of new storm sewer pipe and structures in Dellwood St. from 17th Ave SW to 13th Ave SW
- Construction of the new street will begin at 18th Ave SW and continue north
- Mill & Overlay area had the new pavement layer placed last week on:
- 7th Ave, 8th Ave, 10th Ave, Cypress St, Birch St, and Ashland St.
Access: In general, the Contractor will provide access to all properties during construction. When pipe and curb installation is done directly in front of a property, then driveway access will not be possible. The Contractor will provide advance notice of this, and temporary parking arrangements will be reviewed.
Mail Service: Mail service will continue with temporary mailboxes are being set up in locations selected by the Postmaster. Residents will be notified by the postal service where and when the temporary mailboxes will be located and when the mail will start to be delivered to the temporary mailboxes.
